How it works
From first call to title deed
Buying property in another country can feel uncertain. This is what the process looks like, step by step. Every transaction is different, and I will tell you at the start which steps apply to yours.

Initial consultation
By phone, video call or in person. You explain the transaction and any documents you already have. I explain the steps, what can go wrong, the fees, and what I need from you. You receive a written fee quote before any work begins.

Due diligence
Searches at the Department of Lands and Surveys and other authorities to confirm ownership, mortgages and other encumbrances, planning and building permits, and outstanding charges. You receive a plain-language report of the findings.

Contract drafting or review
I draft the contract of sale or review the one proposed by the other side, explain every important clause, and negotiate changes, such as payment stages, deadlines and protections, based on the due diligence.

Signing
Once the terms are agreed, the contract is signed. If you cannot be in Cyprus, a power of attorney allows the transaction to proceed without you travelling.

Stamping and registration
The signed contract is stamped within the legal deadline and deposited with the Department of Lands and Surveys. This protects the buyer's rights until the title is transferred.

Title transfer
When the title is available and the price is paid, the clearances are obtained, transfer fees are paid, and the title deed is transferred into the buyer's name at the Land Registry.
Selling instead of buying?
The steps are similar in reverse: I check that the title and permits are in order, prepare or review the contract, deal with the buyer's lawyer, and attend the transfer.
Not in Cyprus?
Most of the process can be handled remotely. With a power of attorney, I can sign and attend the Land Registry on your behalf.
