General answers to common questions. Every transaction is different, so please ask about your own situation.
Do I need my own lawyer if the developer or agent already has one?
Yes, it is strongly advisable. The developer's or agent's lawyer acts for them, not for you. Your own lawyer checks the property and the contract with only your interests in mind.
Can foreigners buy property in Cyprus?
Yes. EU citizens can generally buy property on the same basis as Cypriots. Non-EU buyers can also buy, but some purchases require permission from the District Officer. I will tell you at the start whether this applies to you.
What is a title deed, and why does it matter?
The title deed is the official record of ownership held by the Department of Lands and Surveys. Until the title is transferred into your name, your protection depends largely on your contract being properly stamped and deposited.
Should I pay a deposit before due diligence?
Ideally not. If you are asked for a reservation fee, speak to a lawyer first so that it is refundable if the checks reveal a problem.
Do I need to be in Cyprus to buy?
No. Most of the process can be done remotely. With a power of attorney, I can sign documents and attend the Land Registry on your behalf.
How long does a purchase take?
A resale purchase with a separate title deed can often be completed within a few weeks to a few months. Off-plan purchases, and properties without a separate title, can take considerably longer. I will give you a realistic estimate after the due diligence.
What languages do you work in?
See the About page for the languages I speak. Contracts are usually in Greek or English, and I will explain every document in a language you understand.
Does contacting you through the website make me a client?
No. A lawyer–client relationship begins only once we have agreed the terms of engagement in writing. Please don't send confidential documents through the contact form.
